I just closed on my home September 27, 2011, only 31 days from the date of my purchase contract. Along the way, Greg Ramirez of National Bank of Kansas City was with me every step of the process. His responsiveness was always immediate, even when it appeared that he might have been out of town. When I didn't expect to receive communications from him except on business days, I was especially surprised to get replies back from him on weekends and evenings. His explanations were detailed and accurate, and he was always courteous and professional. Although I was never totally confident that the loan was going to process successfully, Greg didn't waiver in his commitment to making it work. As constructive feedback, my purchase contract included a good number of expense items that the seller agreed to pay for, many of which needed to be paid before closing (i.e., home inspection, termite inspection, appraisal fee, and minor repair or replacement items). What I did not learn until sometime after I had paid for these items out of pocket was that a buyer cannot receive any cash back at closing on a VA loan in excess of his earnest money. Since my contract covered virtually every expense associated with my purchase, I was pretty much guaranteed getting my earnest money back. It took some serious work the week of closing to find a way to be reimbursed for the other expenses, an emotional exercise I could have avoided if better informed up front on how to handle these kinds of costs during the escrow process. It all turned out well despite this small glitch. Greg is a real pro and I look forward to the opportunity to send him more business. Lending Tree put me in touch with National Bank of Kansas City and the rest is a success story. Way to go Greg!
