When you are shopping for a real estate agent, his or her reputation and track record are very important. So is your level of comfort and rapport with him or her. Another factor you should take into account, whether you are buying or selling a home, is how well the agent knows your neighborhood and price range.
If you are buying a home, your agent should be able to tell you:
- which streets are quiet and which have a lot of traffic
- whether residents of a particular block are young couples with kids, retirees or a mix
- which schools and shopping districts are best
- how close you’ll be to parks, schools, churches, grocery stores and other amenities
- whether the neighborhood is well served by public transit
- what bylaws affect homeowners
- what the property taxes are like
Your agent should also have a good feel for the availability of houses in your price range and what kind of construction and problems are typical. He or she should be able to tell you what your money will get you in terms of the house size and such features as family rooms, detached garages and extra bathrooms.
This kind of knowledge is only acquired through experience in the neighborhood. If the agent has it, you won’t waste time seeing houses that aren’t appropriate for you.
When you are selling, your agent’s familiarity with the local market will ensure that your house is correctly priced and presented in the best light. He or she will also know other agents with clients who may be interested in your home.
Here are some questions you can ask an agent to test his or her local knowledge:
- How long have you worked in this neighborhood?
- Can you give me a list of houses you have sold here?
- How many clients have you helped buy a home here?
- What can you tell me about neighborhood amenities, house construction, age and prices?
