Today’s modern kitchens are the center of family life. They serve as the main eating area, the home office, the spot to do homework, and the central gathering place. At any party, guests inevitably congregate in the kitchen. It’s therefore not surprising that real estate agents report a huge demand for homes with modern kitchens.

If your kitchen is looking tired and out of date, perhaps it’s time you gave it an overhaul. Here are some tips to get you started:

Gather ideas
Start by standing back and taking an objective look at your kitchen. Consider all of the ways that it is used. Then pour through magazines and design books for ideas on how best to utilize the space. For example, you might want to consider installing a built-in desk as a place to do bills or homework. Do you like to entertain? Perhaps you could use a separate wine cooler. The important thing is to create a modern kitchen that will meet all of your needs.

Consider your layout
A well-designed modern kitchen should have a layout that allows you to move easily between the sink, the refrigerator, the stove, and the microwave. Ask yourself if your kitchen already allows for this and if it’s making optimal use of all of the available space, or if it could be improved by making some changes to the layout. Often, rearranging the position of a few appliances and repainting the walls and cabinets can make a huge difference and be accomplished without the upheaval of an entire renovation.

Know your style
Obviously you’re going to want to choose a renovation that fits your taste and lifestyle. But there’s one more thing to keep in mind: resale. You may love bright red cabinets, but you’re better off to pick a neutral shade. You want the style of your kitchen to have a more universal appeal if you want to increase your chances of selling your home in the future.

Create a budget
A kitchen remodeling project can cost anywhere from hundreds to tens of thousands of dollars so it’s important to create a budget and stick to it. You may want to consider using a home equity loan or line of credit for your financing needs. They’re secured against the value of your home and so provide an excellent rate of interest. Just be careful to only take on an amount of debt you can comfortably carry. You never want to place yourself in a position where you could end up losing your home.
