    Friendly, but incompetent

    These people are terrible! I just closed my mortgage through them and they have screwed so many things up, I've lost count. The ladies I've dealt with on the phone are pleasant, but they've made life hard for me by not knowing their business and making their screw ups my problem. They took a long time to get everything approved by underwriting and my construction loan went past the maturity date by around two weeks while they tried to get it together. Two weeks after my loan closes and funds, I get an email saying "We're sorry but we forgot to include your yearly homeowners insurance premium at closing, so we're going to need you to pay it for a year and send us the receipt showing it is paid". That's $2500 out of my pocket that I would have rolled into the closing if they hadn't screwed it up and forgot about it. While they are nice on the phone, they are completely incompetent in my opinion and shouldn't be writing loans in Texas at least until they have a better understanding of what's required to close a mortgage here.     Mortgage Denied 3 Days Before Closing

    I was assured that with my high credit score and enough equity that closing my condo in 30 days would not be a problem. The communication got worse the farther into the process I got, where phone calls and emails were not returned, but when I did get a hold of them they reassured me that I did have conditional approval on the loan these things just took time. 4 days before the condo was to close I was anxious that they hadn't finalized the loan yet and was told by Jennifer the loan processor that she was "100% certain" the loan would go through. The very next day, 3 days before the condo was to close, they called and said that they were denying the loan. I am now out $5000 in earnest money, losing the opportunity to buy the condo and I am pretty certain that First Financial Services couldn't care less that they couldn't come through on the loan...     Excellent Customer Service - Rates - Incentives

    We had a great experience with FFSI. The Sr. Loan Officer was knowledgeable of all the programs and together we worked out the best solution for our needs. The Sr. Processor worked diligently to ensure all the necessary paperwork and forms were provided and completed in a timely fashion. We were assisted throughout the refinancing process to include following up after the closing. We locked in at a great rate, the loan funded quickly, and we saved money in the process.     Wonderful Experience

    As an attorney, I am well equipped at imagining every possible thing that can go wrong when buying a house and obtaining a mortgage. To say I approached these two challenges cautiously would be an understatement. However, working with Sean and Leah was flawless. There were no high pressure sales from Sean at all (I actually received aggressive text messages from another lender's representative) and he was happy to answer all of my questions (there were many). When I needed (a lot of) time to think about it, Sean was happy to oblige. He was always incredibly fast to respond to emails and phone calls. Once I was in the underwriting stage I worked with Leah, who like Sean, was great to work with. She was also extremely fast to respond to emails (most the time within the hour) and very helpful in explaining what type of documentation they needed. Our loan closed at the end of the year, so you would think the holidays would delay things, responses, etc., but our closing was seemingly unaffected. Overall I can not imagine how this process could have gone any better than it did. Also, after weeks of shopping rates and fees, this was the best deal.     My experience with Mark Barrett of First Financial Services was great. I must say I was totally new to the process, so I had a lot of questions. Also, I would normally prefer to meet and talk in person, especially when it comes to a financial obligation of this size, so I was as a bit skeptical in the beginning on working with someone I never met and with the company being an internet lender. Well, Mark truly made each and every effort so I was informed and comfortable with every step. His professional expertise and patience made the whole process incredibly smooth.
