    Lack of attention to detail and responsiveness

    When we initially sat down for a mortgage were were quoted at 3.25% with closing costs of $600 after applying all lender credits. Later we locked the rate in at 45 days at 3.25% which at a 45-day lock the lender credits went down some and we were told we'd need to come in with $1,200 for closing costs. We had to submit documents more than once and when we got to our final closing disclosure the amount was now $2,200 for closing. We asked why the change and were assured it would be corrected. On October 17th our closing day the amount hadn't been corrected so I went into the branch in person to ask the mortgage officer's assistant to look into it which I was told they would. On October 19th I still had not heard back from the mortgage officer so I sent an email for documentation purposes and got a response back the following day. Apparently the mortgage officer, her assistant, and the underwriter failed to adjust the loan amount once the builder sent in the final addendum. The loan amount remained the same but the sales price had increased because of additions in the addendum. To sum it up the $2,200 was the difference of the sales price and the loan amount - the down payment. To make matters worse the builder offered a $3,000 incentive that could go towards closing costs but because the mortgage officer had advised us to put the incentive towards appliances in the house we weren't able to apply it towards the closing costs and that money had to come out of pocket. All of this could have been avoided had the lender put processes in place that would catch these type of situations. Also a better trained and responsive staff. The reply was that they were sorry but the loan had already been recorded and funded and there wasn't anything they could do for the additional money that we had to come up with out of pocket....     The process to refinance was supposed to take 2-4 weeks, since we have excellent credit, sufficient income, and well qualified for the loan. We provided all signed forms and requested documentation within hours of the request, however after 2 months we needed to resign forms and resupply documents, some of which were not available such as Schedule B tax forms that we did not file. It was very frustrating to be told we would be closing on more than one occasion, only to learn additional forms and documentation were required which delayed our closing by several weeks each time. We began this process in early Oct 2010 and closed on 21 Jan 2011. Had we been told the closing would take 3-6 months, we would not have been so frustrated, but being told it would only be a matter of weeks and then the constant request for additional forms/updated documentation drove us crazy, almost to the point of selecting another lender...     After getting my loans I tried contacting the lender only to not hear from them for 4 days. When I finally get to talk to someone they have no idea who I am and wants me to fill out the paperwork again. I could have gone to the yellow pages to get this.

    Excellent Experience

    Working with our Rep from Pacific Coast Mortgage was a great experience. He followed up on everything we needed, made sure everything was prepared and happened very quickly. We were extremely pleased with his professionalism. The overall experience was painless...a good thing when money is involved.

    From the initial contact through the entire process, I felt that the loan officer was my advocate. He quoted me an excellent rate from the start, sat with me and explained what every line of the Good Faith Agreement meant and was always available. He even emailed me back in the evening when I wrote with a question! He kept in communication with me throughout the process.     Team members provided excellent service. With the understanding of what I was looking for this team went into action on my behalf to accomplish my goals. My phone messages were returned promptly during the occasions that I left messages, & emails were also responded to promptly. The quick responses made me feel more confident in the company itself. Team members were always willing to answer questions and concerns. This is a fast moving company, but all of the members I worked with took the time to address the issues and procedures I had regarding my refinancing loan. As I requested the title company was able to come to my office for the closing, making my life easier. The title company was very accommodating, they were available to schedule my closing during the day or early evening and would come to my home or office locations for the closing.
