    Outstanding Service

    I had an incredible experience working with Teresa Cureton Levister at GoodMortgage.com. Her friendly demeanor, expert knowledge, quick follow-up and understanding of the "customer experience" made my process non-only pain-free, but pleasurable. I was also contacted by others (I can't remember their names) either by email or phone who provided additional support and follow-up. I felt like I was in good hands all-around. Furthermore, the interest rate I received was unmatched in addition to other savings by financing with GoodMortgage.com. Admittedly, I had initial reservations about the online mortgage application process as I had traditionally dealt with brick & mortar companies. Teresa far exceeded any of my expectations and made me so glad that I was working with her and the great folks at GoodMortgage.com.     Massive Hidden Fees!!

    Goodmortgage is full of hidden fees. When you first speak with a loan officer they will tell you there are no fees up front associated with the loan. This could not be further from the truth. They ended up hitting me with a $2,000 fee for "rate lock extension" because the loan application process was not completed within 30 days. Not only was goodmortage too slow to process my loan within the 30 days, but then they ended up charging me $2K to extend my interest rate (the rates had actually decreased making this fee even more absurd.) I was not notified of the fee until the day before closing, and at this point I was so ready to be done with the headache of working with them, I had no choice but to pay the fee or restart the entire paperwork process (which was brutal). I would absolutely not recommend working with goodmortgage.com

    Although we try our best and rarely run into lock extension issues, nonetheless this does occur on occasion. I am sorry we were unable to close your loan in the allotted 30 day lock period. The delays that caused these needed lock extensions however, were not due to our process or hard working folks. We are very streamlined & efficient. In this case, it was due to delays beyond the control of our staff. The timeline for the loan: 4/15- loan was locked, 4/17- disclosures from compliance were sent to customer 4/21- Title report ordered from the provider borrower chose on title preference form was returned 4/24 - Email from Processor to customer for what documents were needed after initial review of documents originally sent with disclosure return 5/1 - Requested documents were finally received, 5/5- Appraisal received after a few scheduling delays 5/6 - Initial title report received after two weeks of requests from the customer selected closing attorney 5/7- Received corrected verification of employment 5/8- Loan submitted to underwriting 5/9- Loan conditionally approved 5/10- Email from processor with remaining items the underwriter has asked for after their review 5/21- After 11 days, documents were finally received from customer and/or the attorney 5/21- Resubmitted to UW 5/22– Clear to Close Approval issued by UW 5/27 – This was the time your Attorney choose for the closing as we wanted to close sooner, but this was first available time from your attorney Documents were sent each time the loan was extended in regards to the rate extension as this is a requirement by law that any changes to the loan have to be disclosed to the customer. We extended for 5 days on 5/15 at our cost. The 2nd extension was on 5/21, and that cost to the customer was $575. There was a final lock extension once the attorney gave us the date he could close, and our company covered that final lock extension cost. We strive for excellent customer service and a great experience - we are sorry that this loan did not live up to the customer’s expectations.

    Best Home Buying Experience Thus Far

    I just closed my loan with goodmortgage.com in exactly three weeks, start to finish. Everybody involved with this transaction has been motivated, precise, honest, and forthcoming. They beat the lowest rate offered to me by a brick and mortar bank by a quarter point and closed way faster than any of the "traditional" banks offered to do it. I told several suit-wearing loan officers that I wanted to close in three weeks, I have great credit scores, all my proof of income, employment, bank statements, tax returns etc. are in order and ready to put on the table, and I'm a motivated buyer. The traditional banks nearly laughed at me, but Tricia from goodmortgage.com said they would do their best to close in three weeks, then…are you ready for it?!?! THEY HONORED THEIR COMMITMENT! Even my realtor and title company were skeptical when I set the closing appointment. At the end, everyone involved in the transaction said they had never worked with such a professional and efficient mortgage company before. Tricia, Kyle, and Sherri were simply awesome. If you don't need a face-to-face meeting and you are comfortable with the technology to upload all your required documents, I strongly recommend you try goodmortgage.com. You won't be disappointed.

    Too pushy

    I did not end up contacting this lender, but that did not keep them from continually contacting me. Email after email after email.....it dissuaded me from pursuing them as an option.

    Even though I didn't select this company for a loan, they were the most concise and helped explain the process thoroughly. There weren't any fast paced sales pitches. I would recommend goodmortgage.com any time.

    Great until the end.

    I first saw them and read the reviews. The reviews were good. I liked them because they were technologically sound, and the broker called me to let me know that the rate had dropped and was able to get me a better rate. They asked for the typical documents. However our broker never disclosed that we would have to have our existing house sold before we closed on the new house. They mentioned this two days before our closing date, even though the closing date was scheduled for 35 days. So after jumping through hoops to satisfy the loan requirements, which we did, on the day of closing they could not put the package together in time to make the closing time. Then the wire transfer was unable to process at the end of the day, so no keys. The lenders have good manners but the overall attention to detail is lacking. Their sense of urgency is not your sense of urgency. Their lack of detail cost me a day of work, an extra night of hotel fees, and I had to change all my deliveries even though I had their assurance we were clear to close several times.

    This purchase did close 1 day late. However, there were several reasons that we would like to address. First, the initial signed application did show the client was selling his home in New York prior to the closing of this new home (actually on the same day as this purchase, but the debt would be gone at the same time as this purchase). His former home was in Long Island, and I understand with Hurricane Sandy there were issues with completing that sale in time. However, we restructured the loan as the last minute, when we were told this sale was not being made. Second, To complicate matters, his taxes on that home went up, which required another day of research to get the correct information to accurately qualify him. Lastly, there is an important lesson here for borrowers. Do not incur new debt between application and closing. We have a few disclosures, and tips, reminding our customers of this. However, this customer did slightly raise the balances on his credit cards, and this, along with the carry of the debt on the former home, and the additional property taxes in 2012/2013, required a re-work of the file as his debt ratio was too high to be approved as structured. We were able to get this loan done and approved for the customer, at the great rate he pointed out. However it was one day late. With the last minute changes, our hope is the customer would understand and appreciate the extra work. We apologize for any inconvenience. This customer was credited for his transfer taxes on the closing HUD.

    Saddly Mistaken

    The process started off great. Beware that the loan officer you start out with may not be the loan offier who takes you through the entire process. The person I got handed to started off good enough. Somewhere along the way they fell behind in their process and as a result my closing date came and went. No notification was provided from the lender that the date had been moved. And after being pressed they provided new dates. In the end I had 5 closing dates! And three of them were AFTER I moved out of the place I was originally staying. Which equated to slighty over a month of living with family. If they weren't their that would of meant hotel stays. And to boot the loan agent disaappeared after they didn't meet their 2nd closing date. The only bright spot was the loan processor who worked really hard to get the deal closed although she was not the most responsive either. Btw...My credit score was in the 760's and everything was in order. This should of been an easy deal!
