Do not recommend for Veterans!Contacted Lender to inquire about getting a VA loan, instead tried to push me into a conventional loan with higher overall cost. I do not recommend for fellow brothers in arms.

We value all of our customers and honor those who serve our country. We specialize in VA, FHA, Conventional and Jumbo financing. In this instance, in which we have received an unfavorable rating, we have promptly addressed and resolved the concerns the customer has expressed. The prospective applicant stated that he currently has an FHA loan, and would like to refinance to take $54K to $70K cash-out for home improvements. His current loan amount is $345K with an estimated home value of $500K. We responded by letting him know we have access to Conventional and VA financing for his cash-out needs, but recommended that a conventional loan would most likely make the most sense for him because if he financed with VA, he would be subject to paying the VA funding fee. In this case, the VA funding fee for a cash-out refinance can range from 2.15% to 3.3% of the total loan amount. Looking out for the customer’s best interest, he was advised against VA financing because he would be subject to a possible $13,695 VA funding fee. Although our initial quote provided was for a 30 year fixed VA loan, the subsequent quote was for a conventional loan of $400K with cash out to 80% loan-to-value, which was priced with no points. Our goal was to save our customer money by providing the most competitive rate at the least overall cost. We are still working with this customer and look forward to closing his new home loan in the near future.
