DurationWe started this process in early Oct/2012. After many emails and the near sacrifice of our firstborn child, we closed in Jan/2013! It was ridiculous! The Lender said it was due to an "influx" of applications. I don't care about that. The entire process was aggravating.
Was this review helpful?The turn time of this loan in underwriting was totally out of Sweetwater’s control and it didn’t only happen to Sweetwater Mortgage but other mortgage companies as well. The borrower’s wife, who was not on the loan, was upset because a family member got their mortgage done in 30 days. This loan was submitted to underwriting with the lender on 10/26/12 on a Friday, but the lender input it Monday 10/29/12. At that date the lender underwriting turn time posted was 20 business days which would have taken it to 11/26 since Thanksgiving holiday, but on 11/26 they posted they were only on loans from 10/15/12. On January 9th it finally came out of underwriting and since it took so long the lender requested updated credit, title, assets, and income. The loan got a clear to close 1/15/13, but the borrowers couldn’t close until 1/28/13 and it funded finally 2/1/13. They closed with the same rate and no charges for extending the lock. The lender gave free extensions due to this being their problem. I could have moved to another lender, but that would have meant another appraisal since the other lender won’t take transferred appraisals and a higher rate which was out of the question. The loan was totally smooth it just took forever. This is not the norm at all in fact today this lender is down to 15 business days because they hired more underwriters. As for the many emails, we send weekly loan status reports so of course since it took so long the borrower had a lot of emails.

Sweet and SourMy dealings with Sweetwater started sweet but left me sour. I spoke with Jim Norris the owner of Sweetwater over e-mail a couple of times before deciding to work with this company. His responses were quick and helpful to a point. I was told I could not be given a good faith estimate until I locked in one of their great low rates by paying the initial credit review fee of $35, which I did. When the good faith estimate came back it showed $5,600 in fees, some mandatory and some related to processing. Regardless, I decided their fees were too high and informed Jim Norris that I would be going with a different lender. I then received a condescending e-mail from him that inferred I should not have locked with them if I did not intend to proceed and that I should proceed even if I found a better deal elsewhere. Was this review helpful?We are a Christian company which means we truly care about all of our customers, so if I came across 'condescending' I apologize. I was simply trying to inform this borrower that by breaking his lock, there would be serious negative consequences to our company (because it jeopardizes our company's relationship with the investor that we locked him with). I was hoping that in light of this information he would change his mind. Also his closing costs were not $5600, but instead were $4065. I hope he knows this because I worked very hard to make the closing costs clear. As a matter of fact , if he really thought his closing costs were $5600 then I understand why he chose to NOT honor his lock because that would mean I did not honor my word. But the truth is we as a company would NEVER do that. We are committed to honoring the initial rate and closing costs that we promise our borrowers. I still hold out hope that this customer will honor his lock. If he does there will be no hard feelings but instead I will be highly impressed by his integrity during an age when everyone else seems to only live for themselves. Home RefinanceLender had good rates and average closing costs. They only seemed to be reachable on email, and they communicate in very brief email messages. This is fine for most communication, but at times this became tedious because not enough detail was provided. Howver they were very quick to respond to emails at all hours.
