Second mortgages are often variable rate products. We prefer to ascertain what the customer is trying to accomplish and perform a free mortgage analysis to determine if a second mortgage makes the most sense. Often, in today's low interest rate environment, a second mortgage does not make the most sense for the customer.

Am i better refinancing my 30 to a 15 or just making additional principal payments

The answer to this question is… it depends. The difference in interest rate between the current and new mortgage is important. In almost every case, the mortgage balance is increased on a new mortgage due to pre-paid items and closing costs but significant savings are often realized with a lower rate and lower term, as long as the new higher payment is easily affordable. In this example, to calculate and compare costs, first determine the payment for a new 15 year mortgage. Then, using a financial calculator, solve for n (number of payments) if you begin to make that same payment toward your current mortgage with its current rate and balance. If that number is greater than 180, then it probably makes sense to refinance. Not to mention, you will likely skip a payment and receive a refund from your current escrow account when that loan is paid off by the new mortgage. Extra money for your pocket to sweeten the deal! Of course, I am happy to calculate these numbers for you!
