what are points refering to when I recieve a loan offer

"Points" are referring to the cost a consumer would pay to "buy down their rate". If an offer states zero points. The lender did not charge the consumer for that particular rate. So the cost to you for that rate is zero. For example, Let's say there's a loan amount of $200,000.00 with a rate of 3.75%. However, the consumer wants a rate of 3.5% instead. If 3.5% costs 1 point that would be 1 percentage point times the loan amount so 200,000X.01= $2,000. So to get the 3.5% rate you would pay $2,000.00.

The minimum down payment for a Conventional loan is 5% of your purchase price. Any down payment less than 20% requires Private Mortgage Insurance (PMI). PMI isn't a big deal, as it is also tax deductible. Fixed rates are the normal choice for most consumers, however, if you wanted you could potentially have a Adjustable Rate Mortgage (ARM) also called Variable Rate. Each lender may have different incentives such as Lender Credits to help with your settlement costs.

    Excellent Experience

    If your looking for an easy going experience with an individual that doesn't give you the "I'm the next sale" feel, go with Marquis. The bank dictates many of the rates your going to get but Marquis listens to your concerns so he can better Lay out the options available.
