Is there a different percentage rate for buying a home than a condo?

This will actually vary from lender to lender. Some lenders have a pricing adjustment/add-on for a loan being made in a condominium, and some do not. There is no rule that dictates whether or not a lender will have a difference in rate for a condominium unit. For lender's that do have an adjustment, it will typically be small, perhaps .125 - .25% to the rate. Speak to your loan officer to confirm whether or not they are making an adjustment for the condo. With condominium's, your first concern, I believe, should be obtaining a completed condo questionnaire. Most lenders have their own proprietary questionnaire's they require to be filled out by the condominiums management company. The questionnaire's are usually around 1 page, and cover questions regarding unit ownership, the original sponsor, reserve funds. etc. Typically, management companies will charge a fee of $75-150 for the completion (although sometimes it can be negotiated, and even be free).
