Talked to one person once and they said we should wait to have something cleared off the wife's credit and that would take a few months. After waiting a few months we talked to the same person and was told if we pay off stuff and or have my wife take some of my debt then we could get approved and said that won't work, well 19 days later he said he could get us a usda loan and even gave us a fee sheet with the estimated payment. So now we are very excited and picked a house. A week after that went to a builder and picked everything with option upgrades which made the house higher then the loan price but I pulled some money to the side cover that and we signed the contract and gave $1000. 2 weeks later a different person called about the loan and said the other person messed up and we can't a usda loan cause we make $11,000 to much a year. Im like you realize we have signed a contract planned a budget to make sure all the money that is needed is secured in my saving and in 2 days im taking a check to the builder for option overages. Then he says we'll I can get you into a fha loan for the same amount of you was gonna do on the usda loan. But I had to adjust the price down $4000 but that was the price of the lot. But anywho im spending the same now usda loan with the closing and what I was gonna put down was about $10,000 now with the fha loan id be looking at ove $16,000. We thats $400*.more then I have.
