Hello from Umpqua Bank, a subsidiary of Umpqua Holdings Corporation. We have local home lenders in your neighborhood, from southern California to Puget Sound and the state of Washington, from the Oregon coast to north/central California coast, and from central Oregon to Idaho and northern Nevada.
When you work with Umpqua Bank Home Lending, you get more from the start. We are a full-service lender offering a wide variety of home loan options for purchase and refinance including first time homebuyer, investment, custom construction / remodel, high balance and government financing programs. Most importantly, you’ll find good people who simply want to help you get the most from your loan.
From the starting lender agent to today this company has been awful. We would give them a 0 if that was an option. The lender agent we dealt with is very unethical as we were overcharged $5000 and they had the builder refund instead of correcting the lending amount. Builder sent us a check tagged “shed”. We asked for all the receipts which we never received. We are sent letters every 3-4 months stating we have no insurance and have a big argument with whomever answers the call about it. Today is 2/9/21 and they are claiming once again that our insurance cancelled on 2/29/21 (does this make any sense). We tried explaining that is a renewal for the upcoming year. She ended up calling our insurance agent direct and what to you kno***.no insurance cancelled. Fully insured for the past year and paid in full for the upcoming year. Want to bet we get another letter in a few months!

Terrible loan servicing.
We chose to go to Umpqua Bank for a home morgage on the recomendation of several aquantances. Boy were they wrong. From the start of our loan application to the present time, they have been completely inept. I had to call constantly (for five weeks) before they got around to working on our loan. Since then, we found out they they decided to pay the property taxes from our escrow account when they were just paid by the title company. So we get a letter from them telling us they will just charge us another $175 a month for the next year to get our escrow up to the proper amount. I looked into it, found the problem and talked to the county and was told the county would refund the money. A few weeks later, the so called "auditor" for Umpqua phoned and left a message for me (with a phone number and extention number that wouldn"t work) that they had discovered the problem and were going to fix it. Now I received a bill including the charges Umpqua was adding in the original mess. They are extremely careless with my money, and when they lost my money, they just assumed I should replace it with some NEW money. If it isn't cleared up soon, I will be filing complaints with the Consumer Financial Protection Bureau and The Oregon State Attorney General. I can not recommend them for any mortgage loans.

Horrible responses, bad customer service
I purchased a house in Portland, OR on August of 2015.
I used Max Hergic as my brother recommended. Great guy. Very good customer service and responsive, but through half of our loan process he left on to vacation and left me with Chris Bryson.
Max was great but left me in the moment I would of liked him to complete and finish what he started. The reason is is that Chris Bryson has changed my whole perspective on there service. She would never respond to emails, or calls. I had urgent questions the I needed answer too, but no luck. I even CC max and still no response.
We were to close on 7th of sept or earlier as I requested and provided all the necessary document and info to do so. The reason to close on or earlier of that date was due to me going out of town, and with the holiday weekend we wanted to have all our stuff moved in, so I won't have to pay extra month for next months rent at my previous house. Well that did not happen as Chris was slow at my requests and would never respond. I was stuck and was unable to move in for a other month as I was out of town, and could not get man help that I was initially was gonna on that holiday weekend.
I was very unhappy with Chris Brysons business and there service and would never recommend.

disappointed
We are still in the process of trying to get this loan. Our credit rating is beyond outstanding, and we have plenty of assets yet Upmqua does not seem to want to lend to us. We filled out an extensive application three months ago and every few weeks they come up with some request for more information. Why not ask for this in the first place? Mean time our builder is ready to go and also perplexed as to why this is taking so long. Far too many excuses too, not very professional in my opinion.

They ticked all the boxes in a big way
I keep hearing stories about homebuyers not closing on time. I guess they didn't get their mortgages from Umpqua! I can't say enough good things about how Sean, Brian and the rest of the Lynnwood staff ushered me through the process and got me to closing within a time frame I really didn't think was possible. In addition to the speedy closing and great customer service, I got a great rate with low closing costs.

Vultures
Umpqua Bank is very reluctant to work with people requesting modifications no matter what the hardship is, they are a very cold corporation that does not consider situations that effect people, clearly they are only concerned with getting the maximum return for their assets. After multiple requests of a modification there was not 1 response from them either accepting or denying the request. I continued to negotiate any & every option possible in an attempt to save my home to no avail and in the end I was left with the stone cold response of "We have no intention of working with you, that I need to leave the home immediately and that it didn't matter what I did or offered in my attempted agreement." This was the first home I ever bought & I have 4 kids. How do you tell your kids I'm am sorry that no matter what I did that Umpqua Bank was not willing to work with me and we no longer have a home. It's just an investment to them but it was my families home and I made every attempt possible to try and save my home with no cooperation from the lender whats so ever. They never wanted to work with me that was very clear they just wanted to take the roof over our heads no matter what and that is why they are vultures and will always be. I will never refer anyone to them but I will make sure everyone knows about them.
