How much is homeowners insurance in Washington?

The average cost of home insurance in Washington is $1,756 a year, or $146 a month.
Compared to the rest of the country, Washington’s homeowners insurance rates are low — about 33% lower, to be exact. Nationally, home insurance costs an average of $2,628 a year.
Insurance rates depend on how likely the insurance company thinks you are to make a claim, and if you did, how much that claim could cost. Washington’s lower average rates could be due to its fairly mild weather, although wildfire activity has increased in recent years.
Average home insurance rates by dwelling coverage amount
Dwelling coverage (Coverage A) is the portion of your policy that pays to repair or rebuild your home after a covered claim. Choosing more coverage results in a higher premium.
Your dwelling coverage limit should be enough to cover rebuilding your home in today’s market — not how much the home is worth or how much you paid for it. Insurance companies can help you figure out how much dwelling coverage you need.

Current state of homeowners insurance in Washington
While homeowners insurance in Washington is currently lower than average, rates are rising. From 2021 to 2025, rates have gone up 58% statewide compared to 48% nationally.
Wildfire remains a risk in Washington
Washington’s jump in home insurance rates may be due to its growing wildfire risk. According to the Washington Department of Natural Resources (DNR), there were 1,162 wildfires in DNR jurisdictions. In 2024, there were 868.
In Washington, insurance regulations state that all standard homeowners policies must cover damage caused by wildfire. However, it can be hard to find a willing carrier in some parts of the state. The Washington Office of the Insurance Commissioner reports that homeowner policy nonrenewals and cancellations have doubled since 2021.
If you can’t find homeowners insurance on the private market, you may qualify for a Washington FAIR Plan, or Fair Access to Insurance Requirements Plan. This “insurer of last resort” is designed to provide basic coverage for eligible homeowners who have been declined by standard insurers.
Speak to a Washington-licensed insurance agent for more information.
How to compare homeowners insurance in Washington
Always make an apples-to-apples comparison when shopping for new insurance. It can be easy to mistake one quote as the best when, in reality, it’s only cheaper because it offers less coverage or fewer benefits.
When comparing options, don’t just look at rates. Also consider:
- Coverage limits: Check that your home’s features are listed accurately on every quote. These help the company determine how much dwelling coverage you need.
- Deductibles: One quote may be lower than another if it has a higher deductible. Some companies may also have a separate wildfire deductible.
- Add-ons: Not all companies offer the same add-ons (also called endorsements). If you’re looking for a specific type of coverage, make sure the carrier includes it on your quote.
And if you own one or more vehicles, consider bundling your home and auto insurance. Many insurance companies offer big discounts for this.

Frequently asked questions
No, homeowners insurance is not a legal requirement in Washington, although mortgage companies require that you maintain coverage while you’re making house payments.
No, standard homeowners insurance does not cover earthquakes or landslides. Instead, you’ll need to buy a separate earthquake policy or add it as an endorsement, depending on the company.
Although major earthquakes are less frequent than other natural disasters, Washington is one of the most seismically active states. In fact, it has the second-largest earthquake insurance market in the U.S., behind only California.
A moderate quake can cause significant damage, so homeowners should consider whether earthquake coverage makes sense for their location and financial situation.
No, standard homeowners insurance does not cover floods. Flood insurance is available through the National Flood Insurance Program (NFIP) or through the private insurance market. Some carriers may offer flood coverage as an endorsement, though rarely.

How we create LendingTree ratings
Our team of insurance experts evaluates insurance companies across several categories, including average rates, discounts, coverage options, third-party customer service ratings and app/website experience. We use this information to create LendingTree ratings, which help us identify and recommend the best insurance companies for consumers.
For third-party customer service ratings, we included NAIC’s Complaint Index scores and financial strength ratings from A.M. Best. NAIC Complaint Index scores show how well companies treat customers over things like claims, while financial strength ratings from A.M. Best reflect the ability to pay out claims.
