Foremost, American Modern and Assurant are the best mobile home companies in Louisiana.

While the term “mobile home” is often used for both mobile and manufactured prefabricated homes, “manufactured home” means a mobile home that was built after 1976. Older mobile homes from before 1976 were not built to current construction standards and as such are at a higher risk for claims and are harder to cover.

Foremost, American Modern and Assurant cover both older mobile homes and newer manufactured homes. This isn’t the case with all companies, as most only cover manufactured homes.

Foremost

Foremost was the first insurance company to insure mobile homes. It covers both mobile and manufactured homes of any age.

Foremost offers a replacement cost coverage option. This means you will receive the full coverage amount of your policy without depreciation in the event of a total loss.

AARP members may qualify for its Mobile Home Insurance Program. The program offers coverage for:

  • Locksmith expenses
  • Loss of use
  • Debris removal
  • ID theft expenses
  • Food spoilage

Foremost also offers good discounts to reduce your mobile home insurance costs. You can get a discount if you:

  • Are 50 years old or older
  • Buy a new mobile home
  • Bundle your mobile home insurance with boat or ATV insurance
  • Live in an approved mobile home park

ProsCons

You’ll be able to complete your refinance faster. With less documentation and a simpler underwriting process compared with traditional refinance requirements, you may close your loan and start saving money sooner.

You won’t have to stress as much about your credit score. There are no credit score minimums with streamline refinance programs. However, you’ll want to maintain on-time mortgage payments to qualify.

You won’t have to worry about your DTI ratio. Government streamline refinance programs often don’t require a review of your income or credit, so a higher DTI ratio — due to a drop in income or more debt — are less likely to hurt your chances of approval.

You won’t have to pay for a home appraisal. A home appraisal can be costly. With a streamline government refinance program, you can avoid this cost, as appraisals typically aren’t required.

You’ll qualify for cash-out refinance with a lower credit score. Conventional lenders require at least a 620 credit score for most refinance options, much higher than the 500 minimum required by FHA cash-out refinance lenders.

You may not qualify with late payments or a conventional loan. If you’ve had several late mortgage payments recently or your existing mortgage isn't backed by the FHA, VA or USDA, you’re unlikely to qualify.

You’ll pay closing costs. Whether you pay your closing costs out of pocket, roll them into your loan or take a higher mortgage rate, you’ll need to cover these expenses. With an FHA streamline, you’ll need to pay them out of pocket or accept a no-closing-cost refinance option so the lender can pay the costs on your behalf.

You may not meet the net tangible financial benefit test. Unless your current mortgage rate is relatively high, the cost to refinance could outweigh your potential savings. Some programs, such as the VA IRRRL, set rules on your break-even point, which is how long it takes you to recoup your refi costs. If the costs are too high, the lender may deny your refinance request.

You may end up with a higher-priced mortgage loan. A low credit score combined with the cost of FHA mortgage insurance may push you into higher-priced mortgage loan (HPML) territory. If that’s the case, the lender may require extra documentation to approve your refinance loan.

American Modern

American Modern has been providing insurance to both mobile and manufactured homeowners since 1965. It will cover your mobile home if it’s a rental, seasonal or vacant home as well.

American Modern offers some excellent coverage benefits to mobile and manufactured homeowners, including:

  • Debris removal
  • Emergency removal
  • Vandalism

It also offers several discounts to help you save money:

  • 5% discount for belonging to an approved mobile home community
  • 5% multipolicy discount
  • 5% discount if you pay your annual premium in full
  • Variable discount if you haven’t had a claim in three years

ProsCons

  • You’ll spend around 0.50% of your purchase price, which is likely to be thousands of dollars

  • You’ll be purchasing a type of insurance that’s unlikely to be used, since only about 3% to 5% of title insurance policies ever see a claim, according to the American Land Title Association

  • You can purchase a title search (without buying a title insurance policy) for under $200, which is arguably a significant portion of the protection that a typical owner’s title policy offers

  • If a claim does come to light, you’ll be on the hook for any legal fees required to settle it

  • If the title search uncovers a lien, you could be forced to pay that debt out of your own pocket to clear the title

  • If a claim threatens your ownership, you could lose the house and all of the money you used to purchase it

Assurant

Assurant offers excellent perks as part of their standard mobile home insurance coverage. This includes:

  • All-risk coverage, minus a few exclusions
  • Full replacement cost for dwelling and personal property coverage

Part of Assurant’s strength is convenience. You can easily file a claim or look up your policy through its smartphone app. You can also access your account info, track a claim or access your policy online.

ProsCons
  • Specializes in mobile home coverage
  • Only offers weekday customer service access
  • Quick claim filing through app
  • Easy online account management

Mobile home insurance, or “HO-7,” policies are similar to standard homeowners insurance and usually cover your dwelling, personal property, liability and more.

  • Dwelling: This coverage type protects the structure of your home from damage or destruction due to certain events or risks.
  • Liability: If you are responsible for injuries or property damage to others, liability coverage helps pay their medical and legal costs.
  • Personal property: Covers clothing, furniture, electronics and other belongings.
  • External structures: Pays to repair or replace damaged or destroyed tool sheds, patios and carports.
  • Loss of use (LOU): Also known as additional living expense (ALE) coverage, LOU helps pay additional costs tied to relocating while your mobile home is repaired or replaced. This includes rent, meals, and commute costs.

Standard mobile home insurance policies usually won’t cover events or risks like natural disasters, non-accidental damage and vermin damage.

  • Natural disasters: Flooding and earthquake damage are excluded from mobile home policies. You can usually cover either by buying supplementary policies.
  • Non-accidental damage: Damage that could be avoided by proper maintenance is not covered.
  • Vermin: Damage due to rats, termites and other insects is excluded.
  • Transit: Standard mobile home insurance does not cover a mobile home while it’s being moved between locations.

Louisiana state law does not require you to buy mobile home insurance. However, if you are mortgaging your mobile home, your lender will require you to have it. Mobile home communities often require it as well, whether you fully own your home or not.

If you live in a high-risk flood area, your lender or mobile home community may require you to have flood insurance.
