How are FHA loan limits determined?

The U.S. Department of Housing and Urban Development (HUD) determines the FHA loan limits each year. Each county has its own limit and it’s typically based on the previous year’s median sales price. It’s also a specific percentage of the conforming loan limits set by the Federal Housing Finance Agency (FHFA). 

Here’s how FHA loan limits look nationwide:

  • The “floor”: This is the lowest FHA loan limit in the country, and is $541,287 in 2026. This amount is 65% of the national conforming limit of $832,750 for single-family properties. 
  • The “ceiling”: This is the highest FHA loan limit in the continental U.S , and is $1,249,125 in 2026. That’s 150% of the conforming loan limit. 
  • In between: Many counties have a loan limit that’s somewhere in between the floor and ceiling. 

How to qualify for an FHA loan in Georgia

If you can’t qualify for a conventional loan, you can consider an FHA loan as an alternative. While the guidelines may be less stringent than other loan types’ requirements, you’ll need to meet the following criteria:

  • Credit score: Homebuyers can qualify for an FHA loan with at least a 500 credit score. However, borrowers with a minimum 580 credit score can take advantage of lower down payment requirements.
  • Down payment: FHA-approved lenders require borrowers with a 500 credit score to put down at least 10%, but that down payment requirement drops to 3.5% if you have at least a 580 credit score.
  • FHA home appraisal: To qualify for a home purchase, you’ll need to complete an FHA appraisal. This is so the lender can physically inspect the property to ensure it’s up to standards and to determine its current market value.
  • Mortgage insurance: All loans require FHA mortgage insurance. The upfront mortgage insurance premium (UFMIP) is 1.75% and rolled into your mortgage. There is also the annual mortgage insurance premium (MIP), which is based on a percentage of your loan amount and paid monthly as part of your mortgage payment.
  • Debt-to-income (DTI) ratio: Most lenders will require that your DTI ratio is at or below 43%. In some cases, your DTI ratio can go up to 50% or higher.
  • Occupancy: The loan must be for your primary residence that you live in for at least one year.
  • Cash reserves: You may need cash reserves, which is cash that can cover at least one month’s mortgage payment. Funds can come from checking or savings accounts, sellable assets (such as vehicles or stocks) or cash from retirement or insurance accounts.

Buying a multifamily property with an FHA loan

FHA loans also allow you to purchase a multifamily home (two to four units) with only a 3.5% down payment. In fact, this is a popular house-hacking strategy, because you can live in one unit while renting the others.

In addition to the requirements already discussed, you’ll need to meet these guidelines:

  • Occupancy: You must live in the property for at least one year, though additional rooms and units can be rented out
  • Cash reserves: You’ll need at least three months’ worth of mortgage payments to purchase a three- or four-unit property. For a single-family home with an accessory dwelling unit (ADU), you’ll need two months’ worth. For comparison, conventional loans require six months’ worth of mortgage payments for all multiunit properties. 
  • Income: You need proof of consistent, stable income from the past two years. If you want to rent out any extra units or take on a roommate, that prospective income may be counted toward your DTI ratio, improving your borrowing power.
