Current state of homeowners insurance in North Dakota

The average cost of homeowners insurance is cheaper in North Dakota than in any neighboring states. At the same time, the state average is still more than 3% higher than the national average of $2,628 a year.

North Dakota’s low population density is one factor that keeps rates low, since it helps reduce theft and vandalism claims. Likewise, the state’s average home value is well below the national average.

But the potentially harsh Great Plains weather puts upward pressure on insurance premiums. North Dakota is one of the top 10 states facing the highest weather-related financial losses — from tornadoes, which your policy usually covers, to flooding, which needs a separate flood insurance policy.

It also ranks third in the nation for winter weather-related losses. These can include burst pipes, falling trees and roof damage from a buildup of snow or ice.

Making things worse, North Dakota is also in the top five states for average home age, at 51.6 years old. An older home may need new electrical, plumbing and roofing systems more often, which drives insurance rates higher.

How to compare homeowners insurance in North Dakota

When comparing options, don’t just look at rates. Also consider:

  • Coverage limits: Does the policy cover your home’s replacement cost?
  • Deductibles: Higher deductibles can lower your premium but raise your risk.
  • Add-ons: Consider extra coverage for weather threats or high-value items.
  • Exclusions: Check what isn’t covered (like wind, hail or floods).
  • Wind and hail deductibles: Many North Dakota carriers have percentage-based deductibles (often set at 1% to 10% of the dwelling value) for wind and hail claims.

And if you own one or more vehicles, consider bundling your home and auto insurance. Many insurance companies offer big discounts for this.

Frequently asked questions

No, homeowners insurance is not legally required in North Dakota, but your lender will almost certainly make you get it if you have a mortgage. With North Dakota’s exposure to hail, wind and tornadoes, you’re taking a big financial risk if you go uninsured.

Insurance in North Dakota has been relatively affordable in the past, but rates are rising. Increasing storm damage and rising construction costs have pushed North Dakota home insurance costs higher in recent years.

Wind and hail damage is so common in North Dakota that most insurers carve it out into a separate risk category, often with a separate deductible based on the value of your home.

Almost one-third of flood claims from 2014 to 2024 were from areas outside high-risk flood areas, according to the Federal Emergency Management Agency (FEMA). In North Dakota’s ninth district, which includes a portion of the Red River Valley, more than 56% of flood insurance claims came from properties outside high-risk zones. For this reason, it’s worth considering flood insurance.

How we create LendingTree ratings

Our team of insurance experts rated insurance companies based on several categories. These categories include average rates, discounts, coverage options, third-party customer service ratings and app/website experience. We use this information to create LendingTree ratings, which help us identify and recommend the best insurance companies for consumers.

For third-party customer service ratings, we included NAIC’s Complaint Index scores and financial strength ratings from A.M. Best. NAIC Complaint Index scores show how well companies treat customers over things like claims, while financial strength ratings from A.M. Best reflect the ability to pay out claims.y out claims.
